The full
process

What to keep ready · what you get · how long it takes

Most people have never commissioned a valuation before and the bank rarely explains it. Here is the whole thing, start to finish.

Before the site visit

Documents to keep ready

Not every one of these applies to every property. Missing something? Call anyway — most gaps can be worked around, and it is better to find out on the phone than on the day.

Every property

The basics

  • Sale deed (copy)
  • Patta or chitta
  • Latest property tax receipt
  • EB card copy
  • Approved building plan

Flats & apartments

Additionally

  • Share certificate
  • Approved layout
  • Association maintenance receipt
  • Parking allotment, if any

Land & industrial

Additionally

  • FMB sketch / survey plan
  • Adangal or land records
  • Machinery invoices, for plant
  • Factory licence, if applicable
From your call to your bank

Four steps. No chasing.

  1. 01

    You call

Tell us the property type, the location and which bank has asked for the report. You get the fee and the timeline on that same call — nothing is booked before you agree the number.

  2. 02

    Site visit

A visit is fixed at your convenience. Measurements are taken room by room, photographs are recorded from every elevation, and the surrounding locality is noted for the comparables.

  3. 03

    Documents verified

Patta, sale deed, approved plan and tax receipts are cross-checked against what is physically standing on the land. Deviations from the sanctioned plan are recorded, because the bank will find them anyway.

  4. 04

    Report delivered

The signed report reaches you and your bank in the prescribed format — soft copy first, hard copy on request.
